Sanctuary Homes Public Meeting held on the 19th of January

Below is the questions and answers which were asked before the meeting, Some points need to be updated with further details.

Development of Current Site into Homes & Flats + Parking Concerns

Why are none for sale? E.g. ½ for sale ½ for rental” onload=”closed” text=”Business Case for Developing the site makes it only viable for 30-35% of the site to be made for sale. Sanctuary Housing receiving grant money from Scottish Government to provide homes.”][simnor_toggle accordion=”1″ icon=”” heading=”Will there be adequate parking provided for residents and visitors incorporated into the new estate?” onload=”closed” text=”Homes will either have 1 or 2 car parking spaces. At this stage, nothing has been decided who would be given a new home. Sanctuary Confirmed that places in the local school is an area for Glasgow City Council to decide at the planning application stage. The Community Council checked with Knightswood Primary School; currently school is not at full capacity, with further expansion options available once the new nursery building opens. “][simnor_toggle accordion=”1″ icon=”” heading=”Design of the flatted blocks appear to be not in keeping with the existing housing which has been developed near to the site over the last 10-15 years.” onload=”closed” text=”Improvements have been made to the properties design – See Pictures “][simnor_toggle accordion=”1″ icon=”” heading=”Roselea Gardens, which is already at capacity as it is effectivly a single track road with limited parking as it is, there is also a doctor’s surgery which will require patients to park in Roselea Gardens.” onload=”closed” text=”AS Homes advised that access will be required at the start of works to Roselea Gardens, however once a section of the building has been cleared – access will then be from Spencer Street. AS Homes hope this to be for a short time only and would work with local residents affected.  “][simnor_toggle accordion=”1″ icon=”” heading=”Leave Roselea Gardens as dead-end as young children coming through the proposed gateway could be in danger from traffic in and out of residents parking namely cars, taxis, delivery vans, bin lorries etc” onload=”closed” text=”No access to Site for vehicles once development has been completed.  Grass and walking/cycle path to new development will be provided. Access During Demolition/Construction

[simnor_accordion][simnor_toggle accordion=”1″ icon=”” heading=”It is well publicised that the roofs on the current spencer street buildings have asbestos, how will these be removed bearing in mind the number of nearby houses, schools, nursery etc” onload=”closed” text=”Specialised contractors would be appointed and would follow industrial standard process for removal of all buildings currently on site.  “][simnor_toggle accordion=”1″ icon=”” heading=”What will the plan be to ensure access to Hilton Gardens Lane will be available during the demolition and construction phases?” onload=”closed” text=”No access is envisaged to be required from Hilton Gardens, AS Homes would work with any local resident which may be affected.  “][simnor_toggle accordion=”1″ icon=”” heading=”What is the Traffic Management Plan for Spencer Street/Fulton Street Once the development has been Completed?” onload=”closed” text=”When Planning application is summited to Glasgow City Council – A Full Traffic Management plan has to be agreed with the Council before any building work can commence on site. The Community Council and any local resident would be urged to send in any feedback/comments to this application directly to Glasgow City Council. “][/simnor_accordion]

Questions from Hilton Gardens

Questions from Roselea Gardens

[simnor_accordion][simnor_toggle accordion=”1″ icon=”” heading=”The pedestrian access from Roselea Gardens is currently an iron access gate, according to the plans this will be closed off to vehicles, what will this be replaced with? hedging/trees/brick wall? If foliage is to be used, is there a maintenance protocol/schedule for this?” onload=”closed” text=”Grass and walking/cycle path to new development will be provided. No Fence will be provided.  Community Council will confirm if any new brick wall will be built “]

Currently no one can park opposite due to the requirement of access to the current site, when this is closed my concern is anyone could park in that cul-de-sac obstructing access to resident’s driveways” onload=”closed” text=”The Community Council will make comment on the Application once submitted to the council that Double Yellow lines be placed around the cul-de-sac to prevent obstructing access to driveways.  “][/simnor_accordion]

Police – Statistics of Crime in Local Area

[simnor_accordion][simnor_toggle accordion=”1″ icon=”” heading=”Due to Operation requirements, nobody from the Local Police office was available to attend the meeting” onload=”closed” text=”Police have no concerns regarding any of the recent Sanctuary Homes Developments. Community Council asked for data, however could not be provided as the data source is owned by the Scottish Government. We are still looking into this. “][/simnor_accordion]

Migration Fund for use within the Local Area.
